What Is a DSCR Loan?
DSCR stands for Debt Service Coverage Ratio. It measures whether a property's rental income covers the loan payment. Instead of verifying your personal income, employment, or tax history, lenders look at one simple number:
DSCR = Monthly Gross Rent ÷ Monthly PITIA
PITIA = Principal + Interest + Taxes + Insurance + HOA
A DSCR of 1.0x means the rent exactly covers the payment. Most programs require a minimum of 0.80x–1.0x. Higher ratios unlock better rates and terms.
